Selling Your House

Selling your home is one of the most important decisions you will make as it is now more crucial than ever to select the right estate agent. At Orchid our enthusiasm, market knowledge and property exposure provide an excellent platform for you to sell your home. We strive to be the best and ensure that not only will you receive an outstanding level of service, but also have an excellent experience.

We only use full time, fully qualified staff members on viewings to guarantee that the prospective client is given correct and important information by an experienced and knowledgeable professional. We also guarantee relevant and constructive next day feedback following the viewing. For most agents, exposing your property to the right audience can be problematic due to a limited marketing reach.

Orchids Selling Process

Allow Orchid to provide an accurate valuation:

When planning to market and sell your property, our team at Orchid will happily provide you with a market appraisal, which will provide you with a guide for putting your property on the market.
Marketing your Property:

At Orchid, we are able to market extensively not only in the local area, but also further afield where we regularly attract buyers from the lucrative London market, giving your home unrivalled market reach. We not only advertise your property on our own website, in our office windows, on online property portals such as Rightmove, as well as in London advertising, via direct mail and of course the use of our For Sale signage outside your property.
Let Orchid match the right buyers with your property:

With a well-qualified database of active buyers, we work incredibly hard to match our buyers to the properties that we are selling, to ensure that we are able to sell your property as quickly as possible.
Optimise viewings with perfect property presentation:

Once you make the decision to sell your property, you have the perfect excuse to declutter ready for viewings, this not only allows you to showcase your property in the best light, but it also makes your life a great deal easier, when it comes to finally packing and moving, once you have sold the property.

First impressions are so important, so make sure that your property is clean, well lit, well maintained and rearrange furniture and belongings to showcase the properties space. If you would like a little help in achieving the above, why not consider the expertise of specialist organisers, who can assist in helping you to prepare your property for sale. In this instance we would be happy to put you in touch with relevant companies.
Receiving offers and negotiating:

When we receive an offer on your property, we initially carry out affordability checks on the buyer as well as a check on any chain that there might be. We also by law, are required to conduct AML (Anti Money Laundering) checks, which are carried out by a third party and legally we are unable to submit an offer to you prior to this being conducted. Once we are satisfied with the outcome of our checks, we will be in a position to communicate the buyers offer to you. The choice whether or not to accept an offer is entirely up to you, and we will be able to offer help, guidance and advice to you throughout this critical time.
Accepting an offer, exchanging and completing on your property sale:

Once you accept an offer on your property, we will ask for both your and the buyers solicitor details, before we change the status of the property to under offer and issue a memorandum of sale. This is when our sales progression team start working to progress the sale along.

Once all parties are happy with the contracts that have been drawn up by their solicitors, contracts will need to be signed and exchanged. This is the moment that you are contractually bound by law to sell the property to the buyer and for the buyer to purchase it from you.

On the day of completion, the money will be transferred via the solicitor, this will also be the date that the buyers become the legal owners of the property and can now enter the property, this is also the day that you no longer own the property and have to leave, handing your keys over to us so that we can pass them onto the new owners.
